Deferred Maintenance...Is Bad Business


A new customer had both systems down in their restaurant.  When we got there we found a 13 year old air handler that had been running without filters for a year.  It was frozen up and the fan looked like this:

There are no shortcuts to proper equipment maintenance.  We often get calls from owners and managers who have had equipment failures that jeopardize their business.  When asked who their air conditioning company is they typically reply that they have a guy who comes by and cleans the units and changes the filters occasionally.  Then they mention the name of a reputable company that was called the last time they had a major failure last year.

By saving some $600 a year for bi-annual maintenance and bi-monthly filter changes, this customer has incurred the following repairs:
Bearing replacement
Pull and clean blower wheel
Intensive evaporator coil cleaning
Intensive condenser cleaning

In addition, the system has been running almost 100% of the time to try and cool the space causing the utility bill for this 7.5 ton system to double.  Also, the disrepair has more than likely shortened the life of the system from 18 years to 15.

When added up, the cost of not maintaining this one system for two years runs about $6,800.  The cost of maintenance would have run about $1,200.

Preventive Maintenance Pays For Itself


Keeping a building’s mechanical and heating, ventilation and air conditioning (HVAC) equipment well maintained to extend its life and avoid future repair costs is sometimes viewed as a “necessary evil.” Preventive maintenance is often thought of as something you don’t want to have to do but you know you have to do it. It’s similar to getting your car tuned-up. If you don’t change your oil or replace belts and filters, then the engine could become damaged to the point that it won’t operate. The same is true for your mechanical and HVAC equipment without preventive maintenance. It’s simple – ongoing maintenance prevents problems from occurring.

Building systems are the lifeblood of a facility. They require lighting, water, heating and cooling to be habitable and safe. To ensure systems run continuously, effectively and without downtime, a preventive maintenance plan is essential.

HVAC systems in commercial buildings represent more than 40 percent of total energy use. This is a controllable expense that can be reduced through planned maintenance. By scheduling and planning for ongoing maintenance activities, mechanical and HVAC systems will operate at peak efficiency and consume less energy. Keep in mind that beyond managing your energy costs, preventive maintenance plays a key role in ensuring the comfort of building occupants. Duct Fires Due To Lack Of Proper Maintenance


Happens every year...flash fire of lint in a duct when the heat is turned on for the first time.  You see, New Orleans is not a very cold place.  Sometimes heaters in commercial businesses are not turned on for several years. 

Electric heat strips collect dust whenever the fan is running for heat or cool.  So, we wind up with a perfect storm; the strips are coated with dust and the business owner needs heat.  What results is comparable to a chimney fire.  It typically doesn't damage the building but it is disconcerting to the customers to see black smoke billowing from ductwork.  Plus, the fire department is not amused.
